There are two categories of mobile homes– mobile homes in a 55+ community or mobile homes NOT in a 55+ community. If you are NOT in a 55+ community any age group can purchase the home and it may be on a lot in an area with no community affiliated to it. The sidebar shows you these options to search.
Mobile homes and manufactured homes for sale is a different world than a stick built home. You need to understand several things—
Mobile/manufactured homes can be purchased on land you own or land you rent. Both are mobile home parks. If you own the land it is a real estate transaction and I can help you. If you rent the land it is not a real estate transaction and I cannot help you. If you rent the land imagine that the mobile home is a car you park on the rented land. The mobile/manufactured homes on my site are on land you own.
Many manufactured/mobile homes are cash only purchases. A major reason is that the home is too old to qualify for a loan. You can get a loan on any manufactured double wide built after June 15, 1976. But there are fewer lender options than wood frame homes and more rules.
Single wide manufactured homes built after June 15, 1976 must be in a manufactured home subdivision to qualify for a loan. There are even fewer lenders that do theses homes.
The park models are small square foot in size. These are the hardest to find a loan for.
The single wide and park models are often cash sales but I do have a lender that does them but these loans require 20% down, 20 year term and about 5.99 ish %. All that depends on the home, it’s condition and your credit.
All must have their HUD tags. This article may help you understand about HUD tags and plates–Tags (labels) and plates .
It may help to know tags are metal plates that are generally on the outside back of the mobile home one for each half of a double wide. they are called-HUD Construction Code Label. The Construction Code label is metal, red in color with silver lettering, and is permanently attached to the rear exterior siding of each transportable section.
Data plates are a 8 1/2″ x11″ paper found inside the unit. The Data Plate can be found in a kitchen cabinet, an electrical panel, or a bedroom closet. The Data Plate has maps of the United States to inform the owner of the Wind Zone, Snow Load, and Roof Load of the home. Other tags (labels) and plates
