Occasionally, I hear a buyer or a seller ask if I’m a listing agent or a buyers agent. Many agents or brokers do one or the other and they do them very well. Many agents are both and all agents can do both. A licensed real estate agent, broker or Realtor® can legally buy or sell real estate or real property and represent either the buyer or the seller. Real estate agents can also represent companies or corporations that are buying a property. But many agents prefer to do one or the other. It doesn’t necessarily mean they are bad at one but that they prefer to do one or the other. There are many listing agents that love to list, market, advertise and sell properties for their clients. There are other agents that prefer the buyer side; helping first-time homebuyers and those moving to find the right home to facilitate the transaction.

As a Mesa real estate agent I definitely can do both and I love working with buyers and sellers. There’s nothing more rewarding than seeing the look on homebuyers face when they find the home of their dreams and then help facilitate that transaction from financing to closing and beyond. There are several companies that are exclusive buyers agents. They may be able to sell real estate but market themselves as full-time, exclusive buyers agents. In my opinion, a really good agent needs to know how to do both and accomplish that exceptionally well.

The buyer’s agent knows how sellers and listing agents work and they can negotiate the transaction on their buyer’s behalf with those factors in mind. A good listing agent knows what buyers are looking for them in the current market, can help stage and sell the property. Knowing both sides of the transaction makes a good listing or buyers agent that keeps you abreast of the local trends, neighborhood information, and what’s currently for sale or with appealing to buyers.
