Downsides to an active adult community

Of course and going to tell you how amazing our 55+ an active adult communities are around the Mesa area, but I would be doing you a disservice if I didn’t tell you about any disadvantages that these communities have. While one person’s advantage might be another person’s disadvantage, everything is pretty relative. However, I will discuss a few of the downsides or potential downsides and disadvantages of a 55+ active adult community.

Just in case, a recap on an active adult community: it’s not much different than any residential community except for age requirements but typically these communities offer a wide range of activities and amenities such as resort-style swimming pools, low maintenance lifestyles, access to tennis courts, golf courses, and fitness facilities as well as an active social calendar. Every community is different so when looking for a community, find one that not only fits your budget but the lifestyle you want as well.

Downsides to an active adult community:

Lack of age diversity.

Obviously, a 55+ community means that only those age 55 and over may live there permanently. Some communities may not even allow those under 55 to stay or visit overnight. This might mean that your grandchildren may not be able to come and spend the night. Again, every community is different so it’s important to understand the rules. Also, some requirements state that both spouses need to be over 55 while some communities allowed at least one spouse to be over 55. Something to consider if your spouse is under that age or you’re considering dating under that age.

Younger family members may not be able to take advantage of your real estate investment.Downsides to an active adult community

If you plan on passing this property on to your heirs, they may not be able to enjoy the property, however, they can usually sell it and utilize the assets. If you choose to make your residence a real estate investment, it’s important to consider any family members under 55 that cannot use the property without your presence or after you pass on.

Partial residents may not be an option.

Depending on your loan, certain requirements may insist that you live there full-time and because we have so many snowbirds in the Mesa Arizona area, you may only want to live here for six months out of the year. You’ll need to check with your loan requirements and conditions and covenants of the community to verify the lifestyle you want is allowed.

No additional services are included.

Active adult communities are not assisted living facilities or healthcare facilities. They usually do not include this type of service in your monthly homeowner association fees and typically there are no on-site healthcare facilities. You may be able to arrange for in-home care if needed but the community may require extra fees, so it’s important to understand services provided or services offered for that “just in case” scenario.

Really, a lot of these are not any big deal but it is something to consider because there are so many different communities for active adults around Mesa that you’ll want to find the right one for your needs.
