Manufactured homes are completely constructed in a factory and then transported to the home site. … Mobile homes are any manufactured home built prior to June 15, 1976. They are now obsolete due to HUD policy changes in 1976. They have since been replaced by modern manufactured homes.  This distinction is important.  You can get a mortgage on a manufactured home…you can not get a mortgage on a mobile home. So if you see that a manufactured/mobile home is built after June 15. 1976 you can get a mortgage on it.  Otherwise it is a cash purchase.

Manufactured homes come in two other distinctions.  Homes on land you own and homes on land you rent.  You will notice if the home is on rented land (lot rent) it is not as expensive because you are not buying land.  However, you will pay $500-$800 per month in lot rent.  You can view this as buying a car you park on a rented space.  My website focuses on Homes on land you own. Most lot rent homes are not listed on the MLS.
